I’m Carly — a land developer, designer, and builder with a deep connection to the Smokies. Long before this became a company, I was buying land, building cabins, and learning what works (and what doesn’t) in short-term rentals across Sevier County.
Now, I lead a team that shares my commitment to detail and local knowledge. I’m personally involved in every build — from choosing the lot to final walkthrough. We don’t outsource big decisions or push cookie-cutter plans. You’ll see my footprint (literally) on-site throughout the process.

Most “tiny home builders” in the Smokies sell kits or prefabs. We don’t. At Builds by Carly, every home is built on-site with local crews who understand zoning, weather, views, and code. These are real homes — with real residential systems — designed to look beautiful and last in the mountain environment.
We offer two foundation types: traditional block or our signature elevated treehouse-style piers, ideal for wooded lots and steep terrain. The treehouse foundation is one of our most popular options and a key visual feature that sets our builds apart.
